Promoting your property
Whilst we cannot guarantee that your property will be rented within a given timeframe, we do everything within our power to ensure that the vacancy time is minimal.
When it becomes apparent that your property will become vacant the following occurs;

• A for rent sign is placed on the property
• A for rent card is placed in our window
• Your property is show-cased on our in-house Plasma TV display
• Your property is advertised on the following internet sites; 27degrees.com.au , realestate.com.au , domain.com.au & myhome.com.au
• Our prospective tenant database is searched, offering each suitable tenant an opportunity to view the property. Dee personally shows prospective tenants through the property (we never hand out keys) and processes all applications. You will always receive regular updates of the inspections of the property with feedback and advice.

Tenant Selection
Our aim is to be very critical when selecting tenants for your property so we can head towards a worry/stress free tenancy.
Our detailed application screening process aims to establish and be certain that the prospective tenants can meet and exceed the responsibilities of the general tenancy agreement in           co-ordination with laws covering residential tenancy authority, discrimination and privacy acts.
We inform you of all applications, and give you our opinions from the information collected. So you can rest assured that a good decision is made.
We are a member of TICA (tenancy Information Centre of Australia) where we source information of tenants previous rental history/black listing.

Inspection Reports
Prior to each tenancy, a full entry condition report is prepared, that thoroughly details all aspect of the property, including an inventory if applicable, which is signed by Dee and by the tenants and then referred back to, when the tenants vacate.
Routine inspections are made to the property generally 4 weeks after the tenants move into the property then every 12 weeks thereafter.
Following each routine inspection you will receive a comprehensive report detailing the overall condition of the property.

These inspections are for two specific reasons
1. Being to report on how the tenant is caring for and maintaining the property
2. To note any maintenance that is required.
Neglect of minor repairs can lead to major expenditure & possible loss of a good tenant. Our attention to maintenance is of the highest standard, and you are always kept informed no matter how minor/major it may be. When tenants vacate the property we do a final vacate inspection/report ensuring that they leave the property in the same/better condition then when they moved in.

Rental Reviews
Dee constantly monitors the rental market and will review the rent of your property prior to the exportation or renewal of each tenancy. This allows us to apply increases in line with the current market and does not let us fall behind its potential. We want to assure that you receive the highest return on your investment property. You will be contacted at these times to discuss the best outcome suited for your property.

Tax Depreciation
We have several contacts for quantity surveyors to create tax depreciation schedules to maximize your investment and tax returns.

Payments and Statements
Every month we will send you an itemised statement showing all rental incomes and payments made on your behalf. Any invoices will also be attached.
Money can either be disbursed directly into your bank account or a cheque will be issued. Our fees are a flat 8.0% + GST. The letting fee is the standard one weeks rent plus GST. When renewing a lease to the same tenant, we do not charge a re-letting fee, nor do we charge any postage, photocopying or lease preparation fees. Of course all of our related fees are a tax deduction.

Landlord Protection Insurance
I have enclosed some information about landlord protection insurance- landlord protection insurance is insurance for the unknown. I highly recommend it; I dont think you can afford not to have it!
